EICR Peterborough: Proper Testing, Fast Certificates
NICEIC Approved Contractor carrying out electrical installation condition reports for landlords, homeowners, letting agents and businesses across Peterborough. Fixed quotes, usually within the hour.

An EICR is only as good as the person holding the test leads. LS Elec carries out electrical installation condition reports across Peterborough the way they should be done: circuits properly tested, not glanced at, and every observation coded honestly against BS 7671, 18th Edition.
Peterborough's housing stock asks different questions of an inspector. The Victorian terraces near the city centre often carry ageing wiring and decades of undocumented alterations. The growing commuter estates at Hampton, Orton and Werrington bring a steady cycle of tenancy changes and landlord renewals. We test both, and we report on each without drama or padding.
Whether you let a single terrace, manage a portfolio through an agent, or run premises on one of the city's business parks, the process is the same. A fixed quote, usually within the hour. An inspection at a time that suits you or your tenants. A certificate delivered fast, with anything that needs attention explained in plain English.

What a proper EICR in Peterborough involves
A condition report is not a walk-round with a clipboard. We inspect the consumer unit, earthing and bonding, then carry out dead and live testing across the installation: continuity, insulation resistance, polarity, earth fault loop impedance and RCD operation. Accessories are sampled and opened up, not just looked at, because the faults that matter usually hide behind the faceplate.
Every observation is recorded with a code you can act on. C1 means danger is present. C2 means potentially dangerous. C3 is an improvement worth considering. FI means further investigation is needed. The result is a report that reads clearly, stands up to scrutiny from agents, insurers and local authorities, and tells you precisely what to do next.
What the 2020 Regulations ask of Peterborough landlords
The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 require an EICR at least every five years for rented homes. Tenants must be given a copy of the report within 28 days of the inspection, and any C1 or C2 observations must be remediated, and any FI items investigated, within 28 days, or sooner if the report specifies. Non-compliance can attract financial penalties of up to £30,000.
With the volume of rented property across Peterborough, from city-centre terraces to the newer estates at Hampton and Werrington, renewal dates arrive constantly. We schedule around tenants, deliver the certificate quickly, and make sure the paperwork reaches everyone who needs it inside the legal deadlines.
Unsatisfactory result? One call puts it right
An unsatisfactory report from a test-only firm leaves you hunting for a second contractor with the 28-day clock already running. We remove that gap. The engineers who found the issues quote for the remedial works, complete them, and issue written confirmation that the installation now meets the standard, whether that is targeted repairs or a full consumer unit upgrade.
You get one point of contact, one consistent standard of work, and no argument between inspector and installer about what the codes meant.
Compliance for offices, units and business parks
The Electricity at Work Regulations 1989 require businesses to keep electrical systems maintained so far as reasonably practicable, and a periodic EICR is the accepted way to evidence it. Insurers increasingly expect one too. We test commercial premises across Peterborough's business parks and industrial units, working out of hours where downtime is costly.
For schools, care homes and multi-occupancy buildings, we can pair the EICR with emergency lighting and fire alarm compliance checks to BS 5266 and BS 5839, and thermal imaging inspections that spot overloaded circuits before they become failures.

FAQ
Good questions we hear a lot
How long will an EICR take at my property?
Most two- and three-bedroom homes take between two and four hours. Larger properties, older installations and commercial premises take longer because there are more circuits to test and more history to unpick. Power is switched off in stages during testing, so we agree timings with you or your tenants beforehand and keep disruption to a minimum.
My Victorian terrace has old wiring. Will it automatically fail?
No. Age alone is not a defect. An EICR judges the installation against BS 7671 on condition and safety, and plenty of older Peterborough terraces pass. What matters is how the wiring has been maintained and altered over the years. If we do find issues, each one is coded honestly and explained in plain English, so you know exactly what needs fixing and what is merely worth improving.
What happens if my report comes back unsatisfactory?
The report will list the observations that caused it, coded C1, C2 or FI. For rented homes in England, C1 and C2 items must be put right, and FI items investigated, within 28 days, or sooner if the report says so. Because we carry out remedial works ourselves, we quote for the fixes, complete them, and issue written confirmation, so the same team takes you from unsatisfactory to compliant without a second contractor.
Do you work with letting agents managing multiple properties?
Yes. We regularly take instructions from agents rather than landlords directly. We can arrange access with tenants, send certificates and any remedial quotes straight to your office, and keep paperwork consistent across a portfolio, which makes audits and renewals far simpler for the agency.
